Airbnb Insurance in Greece is now Mandatory: What Law 5170/2025 Requires


Starting October 1, 2025, Law 5170/2025 comes into effect, introducing significant changes to the operation of properties offered for short-term rentals through platforms like AirbnbBooking.com, and others. Article 3 of the law mandates civil liability insurance for all properties listed for such rentals.

 

🔍 What Does the Law Require?


According to Article 3 of Law 5170/2025, every property available for short-term rental must meet the following technicalhealth, and safety standards:

  • ✅ Civil Liability Insurance: Mandatory coverage for damages or accidents caused to guests or third parties.
  • ✅ Electrical Safety: Certified electrician’s declaration, residual current device (RCD), fire extinguishers, and smoke detectors.
  • ✅ Health & Sanitation: Pest and rodent control certificate, first aid kit, and emergency contact guide.
  • ✅ Emergency Exit Signage: Clearly marked emergency exits.
  • ✅ Natural Light & Ventilation: The property must be a primary-use space with adequate lighting and ventilation.


⚠️ Non-compliance results in a €5,000 fine, which may double or quadruple for repeat violations. Inspections will be conducted by teams from the Independent Authority for Public Revenue (AADE) and the Ministry of Tourism, with at least 10 days’ notice.
